What does downsizing from a Los Feliz Estates home mean?
Downsizing from a Los Feliz Estates home means leaving a house that the neighborhood's own rules say is at least 2,500 square feet for a smaller one, on a timeline you choose. The house sits on a terraced hillside lot with a slope behind it. It is two plans that move together. One sells the house on the Way. The other gets you into the next home with the right things packed.
The size rule is the first thing that makes this neighborhood's version different. The recorded 1963 CC&Rs set a minimum of 2,500 square feet, with a reduction of up to 300 square feet possible at the Architectural Committee's discretion. If the next home you want is smaller than that, it will be outside the eight Ways by rule. Downsizing here almost always means a change of neighborhood as well as a change of house, and the plan should say where.

What does a long-owned hillside home bring to the sale?
Los Feliz Estates was built out in the early 1960s, and a home here may have been in one ownership for a very long stretch of that. Decades in one house leave a paper trail, and in this neighborhood the trail runs through the association. Every exterior change since the CC&Rs were recorded has required written approval from the Architectural Committee. A downsizing seller gathers those approvals alongside the City permits, because the buyer's agent will ask for both.
The lot is a hillside lot. The CC&Rs describe rear south-facing slopes on Lots 11 through 90 of Tract 27460, and the Los Feliz Estates Owners Association maintains and irrigates the slopes as common area. That has two consequences for a seller. The upkeep you are leaving behind is smaller than the lot looks, since the association carries the slope. The property line between your yard and the common area needs to be clear to the buyer, and we walk it with you before launch.
The neighborhood ends at Griffith Park. The association's 2021 newsletter describes rear common-area slopes bordering the park and notes coyotes and rattlesnakes on them. Buyers ask about that and we answer it plainly. Views of the city below are protected by height limits on specific lots, and if that protection covers your lot it belongs in the marketing.
