Los Feliz luxury

What makes a home a Los Feliz luxury property?

A Los Feliz luxury home usually sells from about $2 million and up. Price is only part of the story. Four things tend to set these homes apart.

  • Setting. Hillside lots above the city, many with views of Griffith Park, the Griffith Observatory, or the downtown skyline.
  • Privacy. Homes set back from the street on winding roads, and in Laughlin Park, behind a gate.
  • Architecture. In Laughlin Park and The Oaks, many homes date to the 1920s, in Spanish Colonial Revival and Mediterranean Revival styles, alongside later Mid-Century Modern homes.
  • Location. Minutes from Griffith Park and the shops and restaurants on Vermont and Hillhurst.

Los Feliz luxury also comes in three kinds: architectural and historic, estate, and contemporary and turnkey. Each is priced by different logic. Read the three kinds of Los Feliz luxury home

Why this works

Marketing is where your price is made

The MLS is the starting line. The homes that sell for more are the ones shown to the right people, in the right places, before the sign ever goes up. That is the work we start on day one, with photography, a 3D tour and a launch plan built around your home.

How buyers actually find you

Relevancy, recency, proximity

Three things decide whether marketing reaches the person who is actually ready to move. Every page on this site is built to hit all three at once, which is why there is a page for each neighborhood and each situation instead of one page trying to cover everything.

Relevancy
Written for one situation at a time. A first-time buyer and someone settling a parent's estate are not the same person and should not read the same page.
Recency
Kept current. Market conditions from eighteen months ago are not information, they are decoration.
Proximity
Specific to the street, not the county. The Oaks, Laughlin Park, Franklin Hills, Los Feliz Hills and the neighborhoods inside them.

Position. Impact. Conversion.

The E.P.I.C. framework

Four pillars on every home we take. Not a checklist of things agents are supposed to do, an argument for why your home ends up being the obvious choice on the market.

  1. Equity

Not a CMA. Where you actually stand in the data market, the negotiation market, and the buyer's mind, so you are leading the market instead of reacting to it.

  2. Presentation

Perception creates value, so we control the narrative. Photography, video and copy engineered before anything goes public, for a buyer deciding with their thumb.

  3. Impact

We do not just market, we dominate. Targeted campaigns that put your home in front of thousands who were not searching yet, instead of hoping the MLS does the work.

  4. Campaign

You do not list a home, you launch it. Pre-launch buzz, a timed calendar, and offer sequencing, because the first week is the week you never get back.

Buying instead?

The R.E.A.L. framework

We start by getting you ready to win the home you want, with financing, representation and a clear plan in place before the first showing.

  1. Ready

Pre-approved and represented before we tour anything, so you can act the day the right one appears instead of scrambling.

  2. Educated

What your money actually buys here, honestly, before you fall in love with something out of range.

  3. Aligned

Fewer homes, and better ones. We build the search on your real criteria and give you an honest verdict on each one.

  4. Locked

Offer strategy, inspections, financing and closing, run so the ending is boring.

Different circumstances, different plans

The fundamentals do not change. The sequence, the timing and how much coordination it takes change completely. Start where you actually are.

Who is Rooster Homes?

Rooster Homes is a Los Feliz, Los Angeles real estate brokerage led by Brandon and Sarah Arlington (DRE #02051216), and Los Feliz luxury real estate is the work this site is built around. Brandon S. Arlington is the founder and lead listing agent. He has been licensed since 2015, and the Rooster Homes brand began in 2021. Sarah Arlington co-owns the company and brings a background in behavioral science to every consultation. Together we help sellers and buyers of homes from about $2 million and up across the hillside and village neighborhoods of Los Feliz.

The name honors Brandon's grandfather, John "The Rooster" Riley, who was always first to open the family gas station. It stands for showing up early, staying consistent and doing the work.

Our guiding line is short. When we serve, you succeed. It shapes how we price a home, how we market it and how we explain each step to a buyer. It also shapes how we keep you informed from the day you sign through the day you close.

Which Los Feliz neighborhoods do we serve?

Los Feliz is one name for several distinct places. We work in all of them, and each has its own page on this site with the streets, the history and the details a buyer or seller should know.

  • The Oaks, a hillside neighborhood directly below Griffith Park with 1920s Period Revival and postwar Modern homes on sloping sites with views.
  • Laughlin Park, a gated enclave of private streets planned as garden villas on large lots and built mostly in the 1920s and 1930s.
  • Franklin Hills, eclectic hillside homes on the eastern hill of Los Feliz, gathered around the 1926 Shakespeare Bridge.
  • Los Feliz Hills, a 1920s hillside of curving streets, public stairways and period revival homes on the south slope of Mt. Hollywood.
  • Los Feliz Estates, a hillside neighborhood north of Los Feliz Boulevard with recorded 1963 CC&Rs and protected city views.
  • Los Feliz Knolls, the east side of Los Feliz between Los Feliz Boulevard and the Shakespeare Bridge, with Walter Scott street names and architect homes.
  • Los Feliz Village, the historic heart of Los Feliz along Vermont Avenue, with a 1934 Art Deco theater and monument fig trees.

Our office is at 1800 Vine St, Los Angeles. We meet clients there, at the property or wherever works best for you.

How do we market a luxury home in Los Feliz?

Our listing work is organized around four pillars: Equity, Presentation, Impact and Campaign. The full version is on our process page. Here is the short version.

The same-day kickoff. Within hours of signing, escrow, HOA documents and disclosures start moving. The paperwork that slows a sale later is handled while you prepare the house.

An in-house Matterport 3D tour. We own and run our own Matterport camera. The tour is shot by us and is part of the listing from day one. A buyer touring from another city walks the home room by room before booking a flight.

Reach beyond the MLS. We run a Los Feliz business networking Facebook group with 9,000+ engaged members. Our agent email reaches 51,000+ active agents across LA County and Orange County, with the photos and the showing details in one message. Paid advertising on Facebook and Instagram puts the home in front of buyers beyond the MLS.

An update after every showing. After each showing and open house you get a real, specific update with the buyer feedback and what it means for the next step. Weekly progress updates start in week one and continue through closing. We call this the Rooster Update Standard, and it is how you always know where your home stands.

Selling a home at $2 million and up comes with its own questions, from pricing near the Measure ULA line to how much privacy you want during the launch. Selling a luxury home in Los Feliz walks through them one at a time.

What stands behind the work?

Here is the record you can check for yourself.

  • A 5.0 rating from 46 reviews on our Google Business Profile, as of September 2026.
  • 138 MLS transactions to date across the team, sales and leases combined.
  • Four professional designations: ABR, MRP (Military Relocation Professional), Certified Probate & Trust Specialist and C2EX.
  • Homes for Heroes affiliate. At close of escrow, 30% of our commission goes back to firefighters, teachers and law enforcement. It also goes back to healthcare workers, military and veterans.

The designations show up in the day-to-day work. Probate and trust training matters when a Los Feliz home is being sold by an estate and the timeline runs through a court or a trustee. Military relocation training matters when a buyer is moving on orders and touring from another state. Buyer representation training shapes the consultation every buyer gets before the first showing.

Frequently Asked Questions

What is Measure ULA and how does it affect a Los Feliz sale over $5 million?

Measure ULA is a City of Los Angeles transfer tax charged when a home sells above a set price. For sales closing after June 30, 2026, a sale over $5,400,000 pays 4% and a sale of $10,900,000 or more pays 5.5%, on top of the city's regular 0.45% transfer tax. The rate applies to the whole price, not just the amount over the line, so a home that sells for one dollar over $5,400,000 owes about $216,000 more than one that sells for exactly $5,400,000. That is why pricing near the threshold takes a plan, not a round number. The thresholds adjust every July 1.

What is the difference between The Oaks, Laughlin Park, Franklin Hills and the Los Feliz Hills for a luxury buyer?

They sit minutes apart and feel like four different places. The Oaks sits on the hillside just below Griffith Park, bounded by Canyon Drive, Fern Dell Drive and Foothill Drive, with homes built from the 1920s through the 1960s in Period Revival and Mid-Century Modern styles. It is quiet and private, with city and canyon views. Laughlin Park is a gated, private enclave first developed in the 1920s, with historic estates on lush, tree-lined streets. For a buyer, the gate is the point: a level of privacy few other Los Feliz streets offer. Franklin Hills has eclectic hillside homes around the storybook Shakespeare Bridge, many with city views, with Speranza and Hyperion Public nearby. The Los Feliz Hills are private estates on winding roads above the city, many with views of the Griffith Observatory, Griffith Park and the downtown skyline, close to the Fern Dell and Mount Hollywood trails. The fastest way to feel the difference is to see one home in each on the same afternoon, and we are happy to set that up.

Do luxury homes in Los Feliz sell off-market?

Some do. At the upper end of the market, some sellers choose a quiet sale, shown to a short list of buyers before or instead of a public listing. A quiet sale can protect a seller's privacy, but it also limits how many buyers compete for the home, and competition is usually what sets the best price. We walk sellers through both paths with their numbers, and we tell buyers when a home might be coming that is not on the market yet.

What makes a home a Los Feliz luxury property?

Price is part of it. In Los Feliz, we treat a home as luxury from about $2 million and up. What sets them apart is harder to copy: a hillside lot with a view, privacy from the street, original architecture that has been cared for, and a location close to Griffith Park and the shops and restaurants on Vermont and Hillhurst. In Los Feliz, luxury is less about size and more about setting, character, and the parts of a home that cannot be rebuilt somewhere else.

How does a Matterport 3D tour change a luxury listing's marketing?

A Matterport tour lets a buyer walk through the whole home on their phone or laptop, room by room, at any hour and from anywhere. For a luxury listing that means a buyer relocating from another city, or one who guards their time, can decide whether a home is worth a private showing before they ever book one. We own and run our own Matterport camera, so the tour is shot by the same team that knows the home and is part of the listing from day one.
