Equity: pricing is a position, built from comparable sales
Your equity is the money that comes out of the sale. Protecting it starts with the list price, and the list price is a position rather than a round number. We build it with you from comparable sales and we explain the reasoning behind every figure.
Comparable sales come first. We start with recent sales of homes that match yours in location, size, condition and architecture. A hillside home in the Los Feliz Hills is measured against hillside homes. A house in The Oaks is measured against The Oaks. From there we build a value range, and the range shapes every decision that follows.
We place the range against the Measure ULA line. Measure ULA is an added City of Los Angeles transfer tax. Under the 2026 numbers it applies to sales over $5,400,000, and it is charged on the whole price rather than the part above the line. One dollar over moves the entire sale into the 4% band. We settle the negotiation plan in advance. Before the home goes live, we agree with you on how offers will be weighed. That includes how an offer just over the ULA line compares with one just under it once the city tax is counted. With the plan written down, every decision during escrow is quick and calm.
Your advisors have a seat at the table. A sale at this level touches your taxes and sometimes an estate or a trust. We welcome your CPA, your attorney and your financial advisor into the pricing conversation, and we share the comparable sales and the tax math with them directly. An in-house Matterport 3D tour on every listing. Rooster Homes owns and runs its own Matterport camera. We shoot the tour ourselves and plan the scan around your calendar and your photo day. The home's story and provenance. A house at this level has a history worth telling. We gather the permits and plans for past remodels, the architect or builder when it is known and the record of any historic status. A City of Los Angeles Historic-Cultural Monument designation or a place in a historic district is part of the story and part of the disclosure. We put that record in front of buyers with the same care as the photos.
Discretion and privacy are your call. Some sellers want interior photos on every public site. Others want a smaller circle. Can I sell without my home appearing on public websites?
Yes. Under The MLS rules effective July 1, 2026, a seller who does not want the listing shared through The MLS signs a certification saying so. C.A.R. Standard Form SELM may be used, and it carries a four-point advisory about reduced exposure. The MLS also offers a Coming Soon status of up to 45 days.
