Buying a luxury home in Los Feliz Estates means buying a lot inside one of three recorded tracts, and taking on the written rules that come with it. The neighborhood sits on the north side of Los Feliz Boulevard in Los Angeles 90027. You enter it from the boulevard on Hobart Boulevard or on Winona Boulevard, and a Los Feliz Estates sign marks each entrance. Inside are eight short streets with Spanish names that all end in Way, from Los Adornos Way to Los Hermosos Way.
Every lot here answers to one set of CC&Rs recorded on May 2, 1963. The Los Feliz Estates Owners Association enforces them. On this site, luxury starts at about $2 million. At that level a buyer in most parts of Los Feliz is weighing a street and a house. Los Feliz Estates is an early 1960s tract. The developer was Los Feliz Estates, Inc. It recorded the CC&Rs in 1963 and the association registered with the state that August. The tracts came in phases. Amendments were recorded in 1964, 1965, 1966 and 1967. The streets run in terraces up the hill, and the rear common-area slopes border Griffith Park.
The CC&Rs are written around that hillside. They describe rear south-facing slopes on many lots, including Lots 11 through 90 of Tract 27460. The association maintains and irrigates those slopes along with the entry gates, the drainage and the parkway strips along Los Feliz Boulevard. A homeowner here shares upkeep of the hill with every other owner.
Three rules shape the houses themselves. Each lot holds one single-family dwelling and the use is residential only. A house must be at least 2,500 square feet, and the Architectural Committee may reduce that by up to 300 square feet. Height is limited on specific lots so the view of the city below stays open. A view you buy here is a view the CC&Rs protect, and the lot below yours accepts the same limit.
Open land comes with wildlife. The association's 2021 newsletter notes coyotes and rattlesnakes on the slopes. A buyer with a pool or a rear yard against the park should walk the back of the lot and ask how the slope is fenced.
