Relocating to Los Feliz Estates

Tour Los Feliz from anywhere by Matterport and video, then make one focused trip.

What does relocating to Los Feliz Estates involve?

Relocating to Los Feliz Estates means choosing a home on a hillside you may never have driven, inside an owners association whose rules you have never read, from a city far away. The neighborhood is easy to learn. It sits in one place, it has two entrances and it has one rulebook. On this site, luxury starts at about $2 million, and a purchase at that level from a distance rests on a plan with dates on it.

Start with the map. Los Feliz Boulevard runs along the southern edge of the neighborhood. From the boulevard you turn north on Hobart Boulevard or on Winona Boulevard, and a Los Feliz Estates sign stands at each of those two entrances. Above them the eight Ways climb in terraces, and at the top the rear slopes border Griffith Park. Once you can picture that, every listing address makes sense. Rooster Homes teaches the map before the first tour.

What will you find on the eight Ways?

The streets are Los Adornos Way, Los Bonitos Way, Los Caballeros Way and Los Diegos Way. Then come Los Encantos Way, Los Franciscos Way, Los Grandes Way and Los Hermosos Way. According to L.A. Street Names they are bordered by Winona and Hobart. The names are Spanish and the neighborhood dates to the early 1960s, when Los Feliz Estates, Inc. recorded the CC&Rs on May 2, 1963.

A relocating buyer reads those CC&Rs before choosing a house, because they answer the questions you would otherwise ask on arrival. One single-family dwelling per lot, residential use only. A minimum house size of 2,500 square feet. Written approval from the Architectural Committee for any exterior change. Height limits on specific lots so the view of the city below stays open. A restriction on short-term rentals under 31 days, noted in the association's 2021 newsletter. Each of those is a fact you can read from your current living room.

The hillside is the part a screen shows least well. The recorded documents describe rear south-facing slopes on Lots 11 through 90 of Tract 27460, and the association maintains those slopes as common area. The 2021 newsletter mentions coyotes and rattlesnakes there. When you visit, walk to the back of the lot and look up the hill toward the park.

How does Rooster Homes guide a move to Los Feliz Estates from out of town?

Rooster Homes is a Los Feliz, Los Angeles real estate team led by Brandon and Sarah Arlington (DRE #02051216). Brandon holds the Military Relocation Professional designation for moves on orders and the Accredited Buyer's Representative designation. Our buyer work is education first, and the pace follows your move date.

Sarah's consultation happens by phone or video. It covers your goals and how you make decisions. It also covers the market, contracts and escrow. Then we send you the documents that matter in Los Feliz Estates. The recorded CC&Rs. The association's newsletters. The tract and lot of any home on your list, so you know the rules apply to it.

Rooster Homes owns and runs its own Matterport 3D camera, and we walk the 3D tours of other brokerages' listings with you where they exist. For this neighborhood we add a video walkthrough with a set route. The drive north from Los Feliz Boulevard past the sign on Hobart or Winona. The terraced street in front of the house. The rear slope and the view from the lot. Tell us what you want to see and we point the camera there. The Aligned stage of our buying process explains how remote tours narrow the list before one focused trip.

Once you are here, we book the top homes over a few planned days. Visit the neighborhood at more than one time of day. A south-facing slope behind the house changes with the light. Stop at both entrances on the way in, so the signs on Hobart and Winona become landmarks you know.

A relocation plan for Los Feliz Estates

  1. Write down the day you need to be in Los Angeles and how flexible it is. Every other date works backward from it.
  2. Get pre-approved with a lender before touring. The pre-approval travels with your offer.
  3. Sign your written buyer representation agreement with Rooster Homes before the first showing, after we go through it with you line by line.
  4. Read the Los Feliz Estates CC&Rs and the association newsletter from home. Note any rule that touches your plans for the house.
  5. Tour remotely by Matterport and video. Ask for the approach from the boulevard and the view from the rear of the lot.
  6. Confirm the tract and lot of each finalist, so the CC&Rs and the height rules are known before you travel.
  7. Make one focused trip. See the finalists in person, walk the slopes and stop at both entrances.
  8. Write the offer around the home. Brandon typically writes an inspection period of 7 to 10 days, and the initial deposit is about 3% of the price held by escrow.
  9. Run escrow from wherever you live now. Purchases in Los Angeles close through escrow and title companies, and no attorney is required at closing.

This section explains how the process generally works. It is not legal, tax or lending advice. For your own situation, talk with your lender, CPA or attorney as well.
