What should you know before buying investment property in Los Feliz?
Confirm the property fits a 1031 exchange. Since 2018, a 1031 exchange covers real property only. The IRS instructions for Form 8824 say it "applies only to exchanges of real property held for use in a trade or business or for investment." California follows the same line for taxable years beginning on or after January 1, 2025, according to the Franchise Tax Board. Ask your CPA whether your property qualifies before you plan around it.
Plan the purchase around two dates. The replacement must be identified in writing no later than 45 days after you transfer the property you gave up.
