How should I price a home near $5.4 million? Run the Measure ULA math before you choose a number. Measure ULA is an added City of Los Angeles transfer tax. According to the City of Los Angeles Office of Finance, it applies to sales over $5,400,000 that close after June 30, 2026. It is charged on the whole price, so one dollar over the line moves the entire sale into the 4% band. At $2,000,000 the city transfer tax is the base tax only, which is $9,000. At $4,000,000 it is $18,000.

Can I keep my sale private? Yes, with the right paperwork. Under The MLS rules effective July 1, 2026, a seller who does not want the listing shared through The MLS signs a certification saying so. C.A.R. Standard Form SELM may be used. Its advisory explains that less exposure may lower the number of offers and may affect the price. The MLS also offers a Coming Soon status for up to 45 days, with showings only to other agents. Any public marketing starts a one-business-day clock to submit the listing. How will I know what is happening once the home is live? After every showing and open house you get a real, specific update. Weekly progress updates carry you from week one through closing. The marketing keeps running at full strength until the sale is done.
