Relocating to Los Feliz

Tour Los Feliz from anywhere by Matterport and video, then make one focused trip.

What does relocating to Los Feliz look like for a luxury buyer?

Relocating to Los Feliz means buying a home here while you still live somewhere else. The search, the tours and much of the paperwork happen from a distance. The decision still rests on one focused visit and a clear plan. On this site, luxury in Los Feliz starts at about $2 million. At that level each home is its own case, so the plan matters as much as the list of homes.

This page is for a buyer in one of a few situations. You may be moving from another city or state for a new role. You may be moving on military orders with a fixed report date. You may simply have a move window and limited time to spend in Los Angeles. In each case the goal is the same. You arrive with a short list of homes you already understand, and you leave ready to decide.

The work runs in a set order. Financing comes first. Then you learn the neighborhoods and tour homes remotely. One trip confirms what the screen showed you. After that, the offer, escrow and closing can run largely from wherever you live now. Our relocation guide for luxury buyers covers the neighborhoods and the steps in more depth.

How does Rooster Homes guide a buyer who is moving from out of town?

Rooster Homes is a Los Feliz, Los Angeles real estate team led by Brandon and Sarah Arlington (DRE #02051216). Our approach to buyers is education first. It runs through Our 5-Step Approach to Homeownership, and there is no pressure in it. The pace adjusts to your relocation timeline.

A plan built backward from your move date. We start with the day you need to be here. Then we set the dates for your lender conversation, your remote tours, your trip and your closing. Brandon holds the Military Relocation Professional (MRP) designation, which covers the timing and paperwork that come with a move on orders. He also holds the Accredited Buyer's Representative (ABR) designation.

Sarah's consultation. Sarah gives every buyer an in-depth consultation. It covers your goals and how you make decisions. It also covers the market, contracts, negotiations and escrow. For a relocating buyer this call often happens by phone or video, and it sets the plan for everything after it.

Remote touring by Matterport and video. Rooster Homes owns and runs its own Matterport 3D camera. Every home we list carries a Matterport tour from day one. For homes listed by other brokerages, we walk the 3D tour with you where one exists. We also offer video walkthroughs for buyers touring from a distance. Tell us what you want to see, such as the approach up a hillside street or the view from a terrace, and we point the camera there. How a Matterport 3D tour works explains what these tours show.

A trusted network. We connect you with the professionals a move needs. That network includes lenders, inspectors, contractors and estate resources. It stays open to you after closing.

What are the steps, and what do you get at each one?

Here is the order we follow with a buyer moving from another city or state. Each step builds on the one before it.

  1. Talk with a lender. Our recommendation is to get pre-approved before touring. A pre-approval sets your range, so every remote tour is a home you can buy. Loan programs and requirements vary by lender and by borrower. Please confirm every option with your lender directly.
  2. Sign your buyer representation agreement. Before the first showing, you sign a written buyer representation agreement with Rooster Homes. We go through it line by line with you and answer every question before you sign.
  3. Learn the neighborhoods. We explain Los Feliz as places and settings. You learn the streets, the history and the rules that come with each area before you fall for a house.
  4. Tour remotely. You walk 3D tours and video walkthroughs from home. You keep notes on what you liked and what gave you pause. The list gets shorter with each round.
  5. Make one focused trip. You see your top homes in person over a few planned days. If you can, visit each neighborhood at more than one time of day. This is when you confirm light, sound and the feel of the street.
  6. Write the offer. Every offer is built around the specific home and your own situation. We walk through the price, the initial deposit, the contingencies and the closing date with you before anything is signed.
  7. Move through escrow to the keys. The initial deposit is about 3% of the price and is held by the escrow company. Brandon typically writes an inspection period of 7 to 10 days, and the exact number is set in each offer. In Los Angeles, purchases close through escrow and title companies, and no attorney is required at closing. Much of this step can run from wherever you live now.

What you get is a plan with dates on it, a short list you understand and a team that explains each stage before you reach it. You can read each stage in detail in how we help you buy a Los Feliz luxury home. This section explains how the process generally works. It is not legal, tax or lending advice. For your own situation, talk with your lender, CPA or attorney as well.

What should I do first when I am moving to Los Feliz from far away?

Start with the calendar. Write down when you need to be in Los Angeles and how flexible that date is. If you are moving on a fixed report date, tell us early. The whole plan is built backward from it.

Get financing clear before you shop. A pre-approval keeps your remote tours focused on homes that fit. It also travels with your offer and shows the seller that a lender has already reviewed your financing.

Learn the map before the listings. Griffith Park runs along the northern edge of the Los Feliz hillside, and it is the landmark that makes the rest of the map make sense. Names can overlap too. The Los Feliz Hills is this site's name for the hillside above Los Feliz Boulevard. The City's survey calls the heart of it the Los Feliz Heights Residential Historic District.

Use remote tours to narrow, then visit to decide. A 3D tour shows the layout. A video walkthrough adds the approach, the stairs and the view. Save the final decision for homes you have seen in person, along with your inspections.

Ask how you reach the home. Some Los Feliz streets are private and gated. Others curve up the hills and connect by public stairways. Ask where you will park and how you get to the front door.
