Williams, Wallace Neff, Gordon Kaufmann and others across the district. If the family remembers an architect's name, we check it against the City's record before it appears in the listing.
- Is it on a City list? SurveyLA counts 232 of the district's 317 properties as contributors. Some houses are individual Historic-Cultural Monuments, such as the Ennis House at 2607 Glendower Avenue (HCM #149) and the Blackburn Residence at 4791 Cromwell Avenue (HCM #913). East of Vermont Avenue on streets like Dundee Drive, the Lovell House (HCM #123) and the Jacobson House (HCM #674) carry their own numbers. We look up the address on the City's HCM list and the SurveyLA property list the first week. It is part of the disclosure either way.
- What has been done to it? Over decades, work gets done with permits and without. We pull the permits and plans the City holds and gather what the family has. The buyer sees one file.
- Is there a Mills Act contract? If the house carries one, it is a revolving 10-year contract that passes to the new owner. We find out early, because the buyer's offer will account for it.
- How does the house sit on the hill? The streets follow the contours of the foothills, and several public stairways run between them. The 1924 Los Feliz Heights Steps along Cromwell Avenue, Bonvue Avenue and Glencairn Road are HCM #657. A buyer wants to know about the driveway grade, the parking and any stairway beside the lot, and the listing answers that.

Under limited authority the sale is reported to the court and confirmed before title passes, and at the hearing another buyer may overbid under Section 10311.

- Accept an offer that fits the path. Terms are set so the buyer knows whether a notice period or a hearing comes next.
- Follow the court step. A Notice of Proposed Action at least 15 days ahead, or a confirmation hearing where Section 10310 has the court examine the efforts made to get the best price.
- Close escrow. Title passes once the required step is complete.
