Selling a luxury home in the Los Feliz Hills means selling a house with a story the City of Los Angeles has already partly written. On this site, luxury starts at about $2 million. On this hill the houses were built lot by lot between 1920 and 1949 with an architect hired for each one, and yours may appear by address on a City survey list. A buyer at this price will look that up. The sale goes better when you have looked it up first.

A word on what to call the place. This site says Los Feliz Hills. The City's SurveyLA report, which is the document a careful buyer will read, names the core of the slope the Los Feliz Heights Residential Historic District. It runs from Nottingham Avenue to Vermont Avenue and from Los Feliz Boulevard up to Griffith Park. If your house is on Glendower Avenue or Cromwell Avenue, it is inside that district. If it is on Aberdeen Avenue or Dundee Drive east of Vermont, it is outside the district but still on this hill, and still on this site.

What about this hill shapes the sale?

Provenance sells here. The district was subdivided in 1921 by C.F. Cook, F.E. Woodley and William F. Thompson. Owners hired their own architects. The survey names Paul R. Williams and Wallace Neff among those who built here, along with Milton J. Black and Gordon Kaufmann and the firm Morgan, Walls & Clements. Individual entries name more. SurveyLA credits a 1928 Spanish Colonial Revival at 4100 Dundee Drive and a 1926 Tudor Revival at 2601 Aberdeen Avenue to Paul R. Williams. It credits the 1951 Skolnik House at 2567 Glendower Avenue to R.M. Schindler. If your house has an architect on record, that name belongs in the listing. If the name is family lore, we verify it before we print it.

The City's lists are public. SurveyLA counts 232 of the district's 317 properties as contributors. The hill also holds individual Historic-Cultural Monuments, including the Ennis House (HCM #149) and the Wirin House (HCM #812) on Glendower and the Blackburn Residence (HCM #913) on Cromwell. Whether your house is a contributor, a monument or neither, its standing is part of the story and part of the disclosure. We gather that record with the permits and plans for past work.

The setting is in the photographs. Curving streets follow the contours of the foothills. Mature cedar and carob trees and period street lights line them. Some lots look out over the whole city from the south slope of Mt. Hollywood below the Griffith Observatory. The stairways are a feature to name. The 1924 Los Feliz Heights Steps along Cromwell Avenue, Bonvue Avenue and Glencairn Road are HCM #657. A house beside them has a landmark at its edge. We say so in the listing.
