Relocating to Los Feliz Knolls

Think of Los Feliz Boulevard as the spine. The City's Historic-Cultural Monument list places the Cedar Trees along the boulevard as Monument No. 67, and at its east end the William Mulholland Memorial Fountain stands at Riverside Drive as Monument No. 162. South of the boulevard, Ben Lomond, Cedarhurst and Lowry Road are the first streets in. Two Lloyd Wright houses from 1925 and 1926 stand at 3202 and 3209 Lowry Road, according to the City's SurveyLA Hollywood survey.

Moving south, Talmadge Street and Griffith Park Boulevard run through the middle of the district. The survey lists a 1939 Raphael Soriano house at 2190 Talmadge Street and a 1936 Storybook house at 3141 Griffith Park Boulevard. Waverly Drive rises to a hilltop where the Los Feliz Improvement Association describes a view over Griffith Park and the Verdugo Hills toward Glendale and the Los Angeles River. The Sam and Jane Taylor House there, from 1947 and designed by J.R. Davidson, is Historic-Cultural Monument No. 1216.

The south edge is the Shakespeare Bridge. The Eastsider reports that it was built in 1926 to a design by J.C. Wright and that its 262-foot span crosses a 35-foot ravine between Myra Avenue and St. George Street. Cross it and you are in Franklin Hills. At the southeast corner, LADWP's Rowena Reservoir ponds sit at Hyperion Avenue and Rowena Avenue above a 10-million-gallon underground tank. John Marshall High School at 3939 Tracy Street marks the south edge as well, in a Late Gothic Revival building the survey dates to 1931.

The names come from a book. Much of the east side sits on the 1887 Ivanhoe tract, whose streets L.A. Street Names traces to Sir Walter Scott. Rowena, Waverly, Ettrick and St. George are the ones you will see on the map first. For a buyer arriving from another state, that is a useful way to remember where you are.

1. Set the calendar. Write down your move date and how flexible it is. A fixed report date shapes every other date.
2. Get pre-approved. Our recommendation is a lender's pre-approval before touring so every remote tour is a home you can buy.
3. Sign the buyer representation agreement. You sign it with Rooster Homes before the first showing. We go through it line by line by video if you like.
4. Learn the edges first. Los Feliz Boulevard, Commonwealth, the Shakespeare Bridge and Riverside Drive. Once you can place those four, every listing address makes sense.
5. Tour remotely and keep notes. 3D tours and video walkthroughs shorten the list with each round.
6. Make one focused trip. See the finalists in person and visit at more than one time of day. Drive Waverly and Lowry and Talmadge, and cross the bridge.
7. Write the offer. Brandon typically writes an inspection period of 7 to 10 days, set in each offer. The initial deposit is about 3% of the price and is held by the escrow company.
8. Close from wherever you are. Purchases in Los Angeles close through escrow and title companies, and no attorney is required at closing. Your escrow company confirms how signing works from out of state.
