Its landmarks. The Sam and Jane Taylor House at 3235 to 3247 Waverly Drive is Historic-Cultural Monument No. 1216, designated in 2020. The Los Feliz Improvement Association dates it to 1947 with a J.R. Davidson design and grounds by Garrett Eckbo. On the south edge, the Shakespeare Bridge is Monument No. 126. The Eastsider puts its construction at 1926 with a 262-foot span over a 35-foot ravine between Myra Avenue and St. George Street. A buyer touring from another city learns the neighborhood through these, so the listing story places your home relative to them.
Its lot. Parts of the neighborhood are hillside and parts sit on flatter ground. On Waverly Drive the LFIA describes a view over Griffith Park and the Verdugo Hills toward Glendale and the Los Angeles River. On a sloped lot near the boulevard, the approach up the driveway is part of the story too.
Its street name. Much of the east side sits on the Ivanhoe tract, which L.A. Street Names dates to 1887 with streets drawn from Sir Walter Scott. Rowena, Waverly, Ettrick and St. George carry his names. It is one detail a listing on those streets can tell plainly and a buyer will remember.
